This all depends on the information you already have, and how far into the project planning you are. To get accurate prices from builders you need to have detailed building regulation level drawings and a specification. These will ensure the builders you ask to price will be able to price on a “like for like” basis.
It usually takes about 4 weeks to fully price a larger building project from receiving the full details. This provides much more accurate costing rather than square meterage estimates.
This is always a difficult question to answer, we always have a number of projects that are at various stages, some being costed, some having been costed and awaiting further details. Our lead time can change at any time with the “go ahead” from one of the projects in the pipeline, but I’m always happy to discuss this with you.
Yes. Please make sure, whichever builder you work with, that you have a building contract in place and that the details of the work are included. This means drawings, specification and a breakdown of the work from the builder. There are a number of building contracts available, JCT(link https://www.jctltd.co.uk/ ) and FMB(link https://www.fmb.org.uk/ ) are common ones.
We guarantee all of our work for 1 year, and we can supply insurance backed warranties from the FMB, NHBC and a number of others for up to 10 years. Usually there is a defects period(DP) of 6 months drawn into the contract, we will make contact at this stage to see if there is anything required.
